What is a Technical Architect and how does the role differ from an Architect?
The Technical Architect is the professional responsible for ensuring that the construction work is executed correctly, safely, with high quality, and within budget. While the Architect designs the project and defines the aesthetics, the Technical Architect supervises the construction, controls materials, coordinates the tradespeople, and guarantees full regulatory compliance.
I've applied for a mortgage and they're asking for the EPC. What is it and who can provide it?
The EPC is the Energy Performance Certificate, a mandatory document required when selling or mortgaging a property. It evaluates the property’s energy consumption and emissions. The Technical Architect is fully qualified to draft and register the certificate, meaning we can provide it to you quickly.
I need to register the EPC with the Junta de Andalucía. Who can help me?
In addition to drafting the certificate, the Technical Architect can process the official registration with the Junta de Andalucía (Andalusia Regional Government) on your behalf, so you do not have to worry about paperwork or deadlines.
My property insurer is asking for a damage report. What is it and who can provide it?
This is a technical document that describes the property’s condition and identifies the cause of the damage (e.g., dampness, cracks, leaks, etc.). The Technical Architect is the authorized professional who can inspect, diagnose, and draft this report for your insurance claim.
I need to apply for a grant to adapt my home or apartment building. Can the Technical Architect help me with this?
Yes. Many grants and subsidies require technical reports, projects, or certificates. The Technical Architect can prepare these documents, advise you on the necessary paperwork, and guide you through the entire process to ensure your application meets all the requirements.
Is 'Technical Architect' the same as 'Aparejador'?
Yes, they are two ways of referring to the same professional. ‘Aparejador’ is the traditional term, and ‘Technical Architect’ is the current official degree title, but their professional functions remain the same.

Painting a façade requires applying for a license from the Town Hall and, in certain cases, complying with safety regulations. The Technical Architect helps you prepare the documentation, apply for the necessary permits, and coordinate the work to ensure everything is done correctly.
I am planning a construction project; who is responsible for site safety?
Site safety is the responsibility of the Health and Safety Coordinator, a role fulfilled by the Technical Architect. This professional ensures that workers have the appropriate means, and that the site complies with all regulations, thereby avoiding risks and penalties.
I own a tourist rental property and the tenants have caused damage. How can the Technical Architect assist me?
The Technical Architect can assess the damage and draft a technical damage report including photographs, a description of the causes, and a repair estimate. You can then use this report to submit a claim to the insurance company (either through your own policy or the platform’s) for the cost of repairing and/or replacing the affected elements.
Furthermore, if required, we can request repair quotes, coordinate the tradespeople for the works, and oversee the process until correct execution, thus facilitating the entire management process.
Why do I need a Technical Architect if I already have a builder?
The builder executes the construction work, but they are not necessarily responsible for controlling the quality, safety, or correct application of the project design. The Technical Architect is your “expert eye”: we ensure the work is done properly, help you avoid unforeseen issues, and guarantee you do not spend more money than necessary.
